An empty house asks buyers to do all the imagining. We do it for them. Our team furnishes and styles every key living space from our own curated inventory — sofas with softness, art with restraint, textiles that catch the afternoon light in listing photos.
Installation happens in a single day, so your home is photo-ready the moment we hang the last frame. When the offer is signed, we handle de-staging just as quietly.

Living in a home while it's on the market is its own kind of balancing act. Occupied staging works with what you already own — editing, rearranging, and layering in select pieces from our inventory to make each room feel open, bright, and easy to move through.
We're gentle with the process and honest in our recommendations. Most clients tell us their home has never felt better — which makes leaving it a little bittersweet.

Projects range from a single-room refresh to full-home design. We work at your pace and within your budget, sourcing pieces you'll be glad to live with a decade from now.

An expert eye, for an afternoon
Sometimes you don't need a full project — you need a clear-headed second opinion. Our standalone consultations give you a designer's perspective on your space, whether you're prepping to list on your own or simply deciding which wall gets the bookshelf.
You'll leave with a prioritized, written plan you can act on immediately — no obligation to book anything further. If you do move forward with staging or design within 60 days, your consultation fee is credited toward the project.

Questions we hear most often
How far in advance should we book?
Two to three weeks is comfortable for most staging projects, though we can often accommodate quicker turnarounds — spring listings book fastest, so earlier is always better. Design projects typically begin within a month of our first meeting.
What happens if the home doesn't sell within 30 days?
No pressure and no surprises. Vacant staging rentals extend month-to-month at a reduced rate, and we'll happily refresh styling before a second round of photos if your agent recommends it.
Is staging really worth the investment?
Our staged listings average 11 days on market and sell for roughly 7% over asking. For most homes we work on, staging costs a fraction of the first price reduction it helps you avoid.
Can we buy the furniture we fall in love with?
Often, yes — buyers and sellers alike ask about our inventory pieces, and many are available for purchase at close. Just ask, and we'll prepare a priced list of anything that caught your eye.
